Fall is a good time to look at property on the Nature Coast. The summer crowds are gone, the heat has broken, and you can walk a wooded tract without a swarm of deerflies. Here's a quick look at what's on the market across our four counties as of late October 2026.
Listings by county
These figures come from listings on our site on October 23, 2026. They change every day, so treat them as a snapshot.
| County | Properties for sale | Average asking price |
|---|---|---|
| Dixie | About 335 | About $232,000 |
| Levy | About 335 | About $332,000 |
| Gilchrist | About 145 | About $326,000 |
| Taylor | About 100 | About $358,000 |
Averages include land, which pulls them down, and a few large ranches and waterfront estates, which pull them up. The best way to judge a price is against recent sales of similar property nearby, and we're happy to pull those for you.
Land is a big part of this market
More than 500 vacant land listings are for sale on our site right now. About 155 of them are five acres or more, and about 250 are priced at $100,000 or less. If you've been thinking about a homesite, a hunting tract or a weekend place near the river, there's a lot to choose from. Start with our land and acreage, hunting land and land under $100K pages.
Waterfront buyers are asking smarter questions
After three hurricanes in 13 months in 2023 and 2024, buyers on the coast and the rivers are asking about elevation, flood zones and insurance before they make an offer. That's a good thing. If you're buying or selling waterfront, ask us what paperwork to gather early.
