Affordable Land Under $100,000 on the Nature Coast

As of October 2026, about 250 parcels are for sale on our site at $100,000 or less, with an average asking price near $50,000. That includes cleared homesites, wooded lots, small acreage, and lots in river communities with shared boat ramps and parks.

For a lot of our buyers, this is the first step: a place to park the camper on weekends near the Suwannee or the Gulf, with plans to build later.

Questions to ask before you buy a getaway lot

  • Can I camp or keep an RV here? Each county, and many subdivisions, set their own rules on RV use, how long you can stay, and whether a camper can sit on a lot with no house.
  • Deed restrictions and HOA. Some river communities limit home size or ban mobile homes; others have no restrictions at all. Always read them first.
  • Power, water, septic. Find out what's already on the lot and what it costs to add.
  • Flood zone. River lots can be beautiful and also low. Check the flood zone and how the lot fared in recent high water.
