Buying a Home or Land on Florida's Nature Coast
Buying here isn't like buying in a subdivision in Gainesville or Tampa. A lot of what sells in Dixie, Levy, Gilchrist and Taylor counties is acreage, manufactured homes on land, river lots and Gulf-access property, and each comes with questions a city agent may never have run into. Our agents live here, and we've walked buyers through all of it.
How we help you buy
- Start with what you want. Tell us how you'll use the property (full-time home, weekend place, hunting land, retirement on the water) and your budget. We'll set up a listing alert so you see new properties the day they hit the market.
- Get your financing lined up. We can connect you with local lenders who handle land loans, manufactured home loans and USDA Rural Development financing, so you know early which properties you can finance.
- Tour with someone who knows the ground. We'll tell you which roads flood, how far you really are from the river or the Gulf, and what's nearby for groceries, schools and services.
- Make a strong offer. We'll pull recent sales of comparable properties and help you set a price and terms that make sense.
- Check what matters here. We'll help you line up the inspections and answers this area calls for, then guide you through to closing.
What to check before you buy here
- Well and septic. Most rural properties have their own. Have the well water tested and the septic inspected, and on vacant land, find out whether the site will support a standard system.
- Flood zone and insurance. Near the coast and the rivers, get a flood zone determination and an insurance quote before you're under contract. Ask for an elevation certificate on waterfront homes.
- Survey and access. Confirm the boundaries and that there's deeded road access, especially on land and rural tracts.
- Manufactured homes. Most loans need a home built on or after June 15, 1976, on a permanent foundation and titled with the land.
- Deed restrictions and zoning. Rules on mobile homes, RVs, outbuildings and minimum home size vary by county and subdivision.
