Keaton Beach Real Estate: Rebuilding on Taylor County's Gulf Coast

Keaton Beach is Taylor County's beach town: a short string of streets and canals about 22 miles south of Perry, up the coast from Steinhatchee. It began in the early 1900s as a mullet fishing camp started by the Keaton brothers and grew into a community of family homes and weekend places.

Keaton Beach market snapshot (October 2026)

Inventory is small. As of October 2026, seven properties are listed along this stretch of coast, all homesites, from about $49,000 to $79,000. Buyers here today are building new. This page also covers the neighboring beach communities of Dekle Beach, Cedar Island and Dark Island.

What draws people here

  • Hodges Park, the county's main public beach, with a 700-foot fishing pier, picnic shelters and a playground
  • A two-lane public boat ramp with trailer parking, repaired after the 2024 storms
  • A paved trail for biking and walking from Keaton Beach Coastal Park toward Dark Island
  • Scalloping, with the season typically June 15 through Labor Day

Building here after the storms

Idalia made landfall at Keaton Beach in August 2023, and Helene brought 8 to 12 feet of surge to the coast from Keaton Beach to Steinhatchee in 2024. Taylor County leaders estimated that about 90% of Keaton Beach homes were destroyed by Helene, and rebuilding is ongoing. If you're buying a lot, budget for elevated construction and get flood insurance and permitting answers from Taylor County before you close.
